I go over the selling process with you in plain simple terms without a bunch of jargon. I prepare a comparative market analysis that allows you to see just where your home sits within the current market. It is imparitive that we know your competition in order to stay competitive and get your house sold. I will provide you with my recommendation based on what the market is allowing for a list and target price.
I will advertise and market your house as if it were my own. I will utilize all the tools available to me in order to get the job done. ie: MLS system, Real Estate Guide, Newspaper, and Television. I will also promote your house verbally to any and all prospective buyers who come my way.
I will keep communication open with you in a prompt manner.
When you receive an offer on your house I will negotiate on your behalf up to acceptance and through closing. I will be available to assist you in any way I can even after closing.
WHAT PRICE SHOULD I LIST MY HOUSE AT?
My goal is to get you the highest possible price that the market will allow. Market value is based on statistics that show what ready, willing, and able buyers are willing to pay for a home. Nothing more and nothing less. A house priced above market value stands the risk of becoming a "dead" listing or dying on the closing table due to the appraisal coming in too low. Neither of those scenerios are to your, the seller's, benefit. It is a part of my job to find the accurate market value of your house to protect your listing from failure to sale.
